Seeking members to be part of the Research Committee 

The results of the member survey regarding the Future of The Springs indicated that 75% of the respondents would prefer to have all necessary work/maintenance performed by outside vendors and NOT rely on volunteers. An ad-hoc Research Committee is a vital step in gathering the information in order to make sound decisions. Once an organizational structure is in place, this important team will solicit and compare competitive contractor bids for the repair or replacement of the critical needs of the association, such as landscaping and maintenance of the common areas. After compiling bids for the need areas identified, the committee will  review the bids, present the information to the Board and community and make their recommendations. The final step will be to draft a budget proposal, including how much will go out for maintenance, reserves, insurance, and other budget line items. The goal isn’t to break even. It’s to plan ahead, stay solvent, and protect property values. 

  • What kind of commitment will be required?
    • The time commitment will be determined by the Committee members. Once every three weeks would be adequate and allow members the time to complete whatever task assigned to them.
  • What will the responsibilities be? 
    • Tasks will be determined and assigned by the committee. A member may be responsible for making calls, or meeting with a contractor for an estimate, for example. 
  • How many members are needed for the committee?
    • The more, the merrier! Four or five members would be wonderful.

When allowing family and friends to use your FOB for access to our common areas, please inform them that the safety and security of our community is paramount. 

Any person who is not recognized as a member/resident of The Springs should expect to be questioned as to who they are and the Association member they are connected to. 

Since members are responsible for their guests and the guest's actions, any guest who is questioned should respond respectfully and be glad for you that you live in a community that looks out for each other. 

Protect the spring

Vez4Ws6cLLaeVjRl.jpgBe mindful to not remove vegetation from beyond your property line to the spring banks and to not trim, cut or remove trees, grasses or shrubbery from Association lands that abut your property.  The removal of invasive plants is permitted (ginger, kudzu, elephant ear, dollar weed, etc.), however, they must be removed by hand and replaced only by native plants in order to prevent erosion and promote the health of the spring.
